Keen-eyed readers of this eclectic if shallow mindblog will know the Compound has a problem. Yes, the architectural genius squad which designed the roof over the house's extension in the 1980s didn't get it right. The thing's too flat, there's not enough pitch, which means water collects on the shingles, rotting out the deck, and before you know it the house collapses. Disaster.
To prevent this catastrophe, Command reached out to Cesar and there he was, striding up to the porch in the searing late afternoon heat of the day. I looked up from Zerohedge and reports of Dutch police shooting at farmers, "Hey, good to see you!" He grinned, "Man, it's hot," then clambered up on the offending roof to inspect the damage.
This can be fixed with shingles or with metal, the latter being more expensive but a more permanent solution. I'm inclined towards that, but let's see what the estimates are. In the meanwhile, Cesar's a good guy and's been in the business of roofs for 20 years. Respect, can't be fun in the sun.
In other news, aside from Dutch farmers staging a revolt against their WEF puppet government - note: don't shoot the people who feed you, idiots - BoJo the Clown's in serious trouble. Top Tory Cabinet ministers are resigning in protest over his scandalous, inept, corrupt, groomer compliant turpitude.

I put a steel roof on the WWM. I did that for many reasons, but they include the situation that you find yourself in at the manor house.

Can’t help myself chiming in because I hate poorly done situations like these that can be avoided and repaired easily (altho lately, maybe not as inexpensively).
ReplyDeleteFull tear off of existing roofing to ply/OSB sheathing, replace anything soft or damaged. Flashing is critical and should be replaced if damaged or failing. Roofing can be any of the following:
1) If the roof isn’t flat, cover the entire surface with Ice & Water peel n stick membrane, then shingle as normal. Maintain manufacturers exposure for proper shingle edge sealing.
2) If the slope is 3/12 or more install Ice and Water membrane over the entire roof surface then install metal but install screws at ridges not valleys, except the top and bottom edges. Install “closures” at the eave edge to avoid water blowing in uphill.
3) BEST - Apply a built up flat roof membrane with proper edge flashing, sealants, and drainage.

ReplyDeleteAh yes, the joys of home ownership. A few weeks back, wife and I were enjoying a quiet afternoon when we heard a sudden loud BANGZZZZZZ! Felt the vibration in the house. WHAT THE HELL WAS THAT? Ran outside thinking something hit the house. Nothing. Turned out that the big coil spring that works our roll up garage door had snapped in the middle. Fortunately the door was down at the time. That was a couple hundred bucks we hadn't planned on spending.

ReplyDeleteWe have a roof over the back porch. Very little pitch and a metal covered roof of OSB and 2X6s's. Aluminum. Or Aluminium as you English say it. Built in 1990 and we bought in 2006. No problemo's. My unsolicited advice is go with the metal roof as you're young enough for it to pay for itself and if you have no moving plans in the forseable future.

ReplyDeleteLSP- Oracle? I’ll add that to my resume…waaay at the bottom. BTW, you can get away with a 1/12 pitch for metal, but I’d add a bead of sealant at the sheet overlaps before setting the next sheet.
